KB Quality Painting LLC is a locally owned, family-operated painting contractor based in Highland Mills, New York. Kevin runs the crew, and most days he's on the job rather than behind a desk — which is why so many of our reviews mention him by name.

We paint homes and businesses throughout Orange County and the Hudson Valley: interiors, exteriors, cabinets, decks, drywall repair, trim carpentry and commercial spaces. The large majority of our work comes from repeat customers and from neighbors who saw the last job, which is a business model that only works if the finish still looks right in two years.

What we actually believe about painting

Preparation is the job

Paint is the last five percent of the work and the only part most homeowners get quoted on. Washing, scraping, patching, sanding, caulking and priming are where a job is won or lost, and they're what gets quietly deleted from a cheap bid. We'd rather explain that at the estimate than have you discover it in three years.

You should be able to compare quotes

Every estimate we give spells out the scope: which rooms and surfaces, how many coats, what preparation is included, which products, and a realistic working-day range. Take it and hold it up against every other quote you get. If someone is cheaper for the same written scope, that's genuinely cheaper and you should think about it. If they can't produce a comparable scope, that tells you something.

Honest answers, including the unwelcome ones

Sometimes the honest answer is that you need less than you thought — walls only, not the whole envelope. Sometimes it's that you need more, because there's rot under the paint or a wall that needs skimming before color goes on it. Occasionally it's that the job isn't worth doing: we turn down cabinet work when the boxes have failed, because a beautiful finish on a failing carcass helps nobody.

Your home gets treated like a home

Furniture moved and covered. Floors protected wall to wall. Low-VOC products so occupied rooms are usable the same evening. Rooms reset at the end of each day rather than left as a staging area for a fortnight. Debris out with us daily. You shouldn't be finding blue tape behind a door in March.

Where we work

We're based on Elm Street in Highland Mills, in the Town of Woodbury, which puts most of southern Orange County within a short drive. We work regularly across seventeen towns from Greenwood Lake to Newburgh and Middletown to Cornwall — see all service areas.

Being local isn't just convenience. It means we know how Hudson Valley freeze-thaw punishes an exterior that wasn't caulked, which elevations of a house backed against a ridge grow mildew, and how much of the older housing in Warwick, Goshen, Montgomery and Walden is pre-1978 and needs lead-safe handling. It also means we're still here in eighteen months if you need us.

Insured, and happy to prove it

We carry general liability and workers' compensation coverage. Ask and we'll have a certificate of insurance sent to you directly by our insurer — not a photocopy. It's a question every homeowner should ask every contractor, and a good one is never annoyed by it.
