Cornwall Cape Exterior
Siding, trim, dormers, shutters and front door on a Cape — washed, scraped, primed and finished in a deep blue that holds up to Hudson Valley sun.
View projectLow-pressure house washing that removes mildew, chalk and grime without driving water into your siding — as a standalone clean or as the first step of an exterior repaint.
Most exterior surfaces don't need high pressure. They need the right cleaning solution and enough dwell time. The green-black film on the north side of a house is biological growth, and it comes off with a cleaning agent, not with force. Turning up the pressure instead is how siding gets furred, how mortar gets eroded and how water gets driven behind clapboard where it stays.
We soft wash — low pressure, correct solutions, thorough rinse. It's safer for the house, it's more effective on organic growth, and it's what makes a subsequent paint job actually bond.
Siding of all types: vinyl, aluminum, cedar, fiber cement, stucco, brick and stone. Plus soffits and fascia, gutter faces (the black streaking that no amount of rinsing removes is oxidized aluminum and asphalt runoff, and it needs a dedicated cleaner), porch ceilings, columns and railings.
The north and shaded elevations of a Hudson Valley house are always the worst — they stay damp longest and grow the most. Those sides need more dwell time, not more pressure.
Before washing we cover plantings, close windows, protect light fixtures and electrical, and plan the rinse so runoff goes where it should. Afterward, beds get rinsed down.
Wood decks and fences get washed with a wood-appropriate cleaner and low pressure, then brightened — see deck staining and sealing for the full restoration process.
Concrete, pavers, bluestone and flagstone tolerate more pressure and are cleaned with a surface cleaner rather than a wand, which is what prevents the striped 'zebra' pattern left by someone waving a nozzle back and forth. Paver joints are re-sanded afterward where needed.
We'll also clean pool surrounds, retaining walls, steps and stone veneer.
When washing is the first stage of an exterior repaint, the goal is different from a cosmetic clean. We're removing the chalking layer — the powdery oxidized residue on aged paint that new coatings cannot bond through — as well as mildew, pollen and dirt.
The surface then has to dry fully before anything is applied. Depending on siding type and weather that's usually one to three days. Contractors who wash on Monday morning and coat on Monday afternoon are trapping moisture under the film, and it will blister.

View projectAt the right pressure, yes. At high pressure, no — it can fur wood siding, force water behind clapboard and erode mortar. We soft wash: low pressure with the correct cleaning agents doing the work. It's both safer and more effective on organic growth.
Yes. House washing, deck and fence cleaning, concrete, pavers and walkways are all available as standalone services.
Most Orange County homes benefit from a wash every one to two years. Heavily shaded and north-facing elevations grow back faster and sometimes want annual attention.
Not with proper protection. Beds are covered before we start and rinsed thoroughly afterward. Tell us about anything particularly delicate at the estimate.
Usually one to three days depending on siding type, temperature and humidity. Painting over a surface that hasn't fully dried traps moisture under the film and causes blistering — it's not a step worth rushing.
Yes. Those streaks are oxidized aluminum combined with asphalt shingle runoff and they don't come off with plain water or ordinary house wash. They need a dedicated gutter cleaner applied by hand.
