On a tenant build-out, the finishing trades are the ones standing between a space and its opening date — and the ones most likely to be squeezed when everything earlier in the schedule runs late. That pressure is exactly when quality gets quietly abandoned.

We handle the finish package on light commercial renovations across Orange County: drywall, trim carpentry, doors and hardware, and the complete paint scope. One crew, one point of contact, and a realistic schedule that we'll tell you about honestly rather than agreeing to a date we can't hit.

What we handle

Drywall and finishing — partition finishing, patching after demolition, ceiling repair, soffits and bulkheads, and skim coating to the level of finish the design calls for. A Level 5 finish matters in a space with a lot of raking light or large flat wall planes.

Trim and finish carpentry — door casing and jambs, base, reveals, reception desk surrounds, wall paneling, slat and accent walls, display millwork and built-in shelving.

Doors and hardware — hollow metal and wood doors hung, frames set, closers and hardware fitted and adjusted.

The complete paint package — walls, ceilings, exposed deck and structure, doors and frames, corridors and back-of-house, plus specialty coatings where the space needs them.

What we don't do, and will say so plainly: structural work, plumbing, HVAC and electrical. Those need the appropriate licensed trades and we'd rather point you to one than pretend otherwise.

Working to an opening date

Build-outs run on a critical path and the finishes sit at the end of it. Our approach is to sequence realistically from the outset — what we need in place before we can start, how long each phase actually takes, and where the schedule has no float left.

We coordinate directly with your general contractor, architect, landlord or project manager rather than requiring everything to route through you. When something upstream slips, you get told what it means for the finish date the same day, not a week later.

Where landlord approvals, COIs, building access, freight elevator reservations or after-hours permissions are needed, we handle our part of that paperwork early. It's a mundane thing that delays a surprising number of build-outs.

Refreshes and rebrands

Not every commercial project is a full build-out. A lot of what we do is a refresh: an office repositioning to attract new tenants, a franchise rebrand rolling out new corporate colors, a restaurant changing concept, a retail space updating its look between seasons.

These are usually tight-window jobs done over a weekend or a short closure. Accent walls, feature ceilings, brand color matching to a corporate spec, and refinishing existing millwork and reception furniture instead of replacing it are all common. We'll tell you honestly whether we can, based on the real sequence and duration of the work. If a date isn't achievable with the scope as drawn, you'll hear that at the estimate rather than three days before opening.

No. We handle drywall, carpentry, doors and the full paint package. Structural, plumbing, HVAC and electrical work needs the appropriate licensed trades, and we'll say so rather than take it on.

Yes. We work from your brand standards — Pantone, RAL or a specified manufacturer color — and provide drawdowns for approval before applying anything at scale.
