Drywall Repair & Skim Coating

Cracks, holes, nail pops, water stains and rough old plaster made flat, sound and paint-ready — because paint magnifies a bad wall, it never hides one.

Fresh paint makes a flawed wall look worse, not better. A uniform new color removes all the visual noise that used to camouflage the ridge over a bad patch, the crack above the doorway and the wave in a wall that was skimmed by someone in a hurry. Every experienced painter has had the conversation where a customer says the wall looked fine before.

So drywall work is part of painting for us, not a separate trade we hand off. Most repairs are included in the scope of an interior job; larger repairs and full skim coats are quoted as their own line so you can see exactly what you're paying for.

What we repair

Cracks. Stress cracks above doors and windows, at ceiling-wall joints and along seams. A proper repair means cutting the crack open, taping it and feathering the compound wide — not troweling filler into the line, which reopens within a year as the house moves through the seasons.

Holes. Anything from doorknob punctures and TV mount holes to sections cut out for plumbing or electrical work. Larger openings get a backed patch or a cut-in piece of board, taped and floated flat.

Nail pops and screw pops. Common in newer construction as framing dries and shrinks. The fastener gets reset or replaced, then filled in coats. Just filling over a pop leaves it to reappear.

Water damage. Stained, soft or bubbled drywall from a roof leak, ice dam or overflowing bathroom. The damaged material comes out and gets replaced — coating over a water stain without sealing it means the tannin bleeds straight through, sometimes months later.

Corner bead damage. Dented and rusted metal bead at outside corners, especially in hallways and around stairs.

Textured ceilings. Repair of existing texture, or removal and skim to flat. Note that popcorn ceilings in homes built before the early 1980s may contain asbestos and should be tested before any disturbance — we'll advise rather than proceed blind.

Skim coating: when a wall needs more than a patch

Skim coating means applying a thin, continuous layer of joint compound across an entire wall or ceiling to make it uniformly flat. It's the right answer when a surface has too many individual defects to patch, when old plaster has gone rough or sandy, when wallpaper removal has left the surface scarred, or when you want a modern Level 5 finish under a flat or matte paint that will show every imperfection.

It's a real cost and we won't recommend it if you don't need it. On a wall going under an eggshell or satin sheen with a handful of localized defects, patching is the sensible call. Under a deep flat color on a wall that's been patched a dozen times over forty years, skimming is the difference between a good job and an expensive disappointment.

Wallpaper removal in particular tends to end in a skim coat — see wallpaper removal for how we handle that.

Plaster in older Orange County homes

A lot of the housing in Warwick, Goshen, Montgomery, Walden and Newburgh's older neighborhoods is plaster over lath, not drywall. Plaster fails differently — it cracks in long lines, and it delaminates from the lath in areas that sound hollow when tapped. Filling a delaminated section from the face doesn't hold, because there's nothing behind it.

We assess whether a plaster wall needs re-anchoring, a patch-and-skim, or replacement with drywall, and explain the trade-off rather than defaulting to the fastest option. Original plaster is worth keeping where it's sound.

What's included

Drywall Repair & Skim Coating — Questions

Normal patching — nail pops, small holes, minor cracks, filling and sanding — is part of a standard interior scope. Larger repairs, water damage and skim coating are quoted as separate line items so you can see the cost clearly and decide.

Because they were filled rather than repaired. A crack is movement, and joint compound alone has no tensile strength across it. The fix is to cut it open, tape it and feather the compound wide enough that the joint can flex without telegraphing.

Yes — but fix the leak first. We replace damaged material where needed and seal the stain with a stain-blocking primer. Painting straight over a water stain lets tannins bleed through the new coat, sometimes weeks later.

It's a thin continuous coat of compound over an entire surface to make it uniformly flat. You need it when there are too many defects to patch individually, after wallpaper removal, on rough old plaster, or when a flat or matte paint will expose every imperfection. We'll tell you honestly when you don't need it.

We do, with one important caveat: popcorn texture in homes built before the early 1980s may contain asbestos and should be tested before it's disturbed. We'll advise on testing rather than start scraping.

Less than you're expecting. We use dust-controlled sanding, contain the work area with plastic and cover floors and vents. It's not zero, but it shouldn't be spreading through the house.
