Notice how much shorter trim's life is than siding's. That's why a trim-only refresh at the midpoint of the siding's cycle is such good value — it keeps the house looking maintained for a fraction of a full repaint, and it addresses the surfaces where water actually gets in.
Why this climate is hard on paint
Freeze-thaw is the real culprit
People assume sunlight is what destroys exterior paint. In the Hudson Valley, water is. Our winters cycle repeatedly across the freezing point — a January thaw followed by a hard refreeze is a normal week here, not an anomaly. Any moisture that has found its way behind the paint film expands by roughly 9% when it freezes, and it has to go somewhere. What it does is push the coating away from the substrate, one cycle at a time.
This is why caulking and priming matter so much more here than in a dry climate, and why a coating applied over a damp surface fails so quickly. It isn't the paint failing — it's water underneath it doing mechanical work.
The elevations that go first
- South and west take the most UV and the most heat cycling. Colors fade here first and the film degrades fastest.
- North and east stay damp and shaded, so they grow mildew and algae rather than fading. Common on wooded lots in Cornwall, Woodbury and Highland Mills.
- Horizontal surfaces — sills, deck floors, railing tops, porch floors — fail fastest of all, because they hold water instead of shedding it.
- Anywhere near a failing gutter. An overflowing gutter will destroy the paint below it regardless of how well it was applied.
What actually determines whether you get 12 years or three
The paint is not the variable. Premium products from any of the major manufacturers, applied correctly, perform similarly. The variables, in order of importance:
- Was the surface clean? Chalking is oxidized paint residue that no coating can bond through. It has to be washed off. This one factor separates more successes from failures than anything else.
- Was bare wood primed? Every scrape and every repair. Latex over bare wood without primer will fail.
- Was it dry? Fully dry, one to three days after washing depending on conditions. Coating over trapped moisture causes blistering.
- Were scrape edges feathered? An unfeathered edge is both a visible ridge and a stress point where failure starts.
- Was it caulked? Every open joint, with a flexible sealant that stays elastic through freeze-thaw.
- Two coats? One coat has roughly half the film build and far less than half the service life.

Warning signs: what to look for and when to act
Chalking
Rub a hand across the siding on a dry day. If it comes away with a powdery residue, the binder is breaking down. Light chalking is normal in the later years; heavy chalking means the coating is at end of life. It's also the reason washing before repainting is mandatory rather than optional.
Hairline cracking and alligatoring
A fine network of cracks means the film has lost flexibility and can no longer move with the substrate. Water is getting through it. This is a repaint signal, not a touch-up signal.
Caulk failure
Open, cracked or shrunken caulk at siding-to-trim joints, around windows and at corner boards. This is the earliest actionable warning you get, and re-caulking alone can buy you real time. Check it every spring.
Peeling and blistering
Now you have a moisture problem, not just a paint problem. Find the source — a failing gutter, missing flashing, an interior humidity issue venting into a wall — before repainting, or the new coating will do exactly the same thing.
Fading and color loss
Mostly cosmetic and mostly on south and west elevations. Deep reds and blues fade first. Not urgent on its own, but it usually arrives alongside the things that are.
How to get the long end of the range
- Soft wash the house every one to two years. Removing mildew and grime before it embeds materially extends coating life and costs a small fraction of repainting. See power washing.
- Keep gutters clear and functioning. The cheapest exterior paint protection there is.
- Re-caulk failing joints when you notice them, not at the next repaint.
- Trim back vegetation touching the siding. Shrubs against a wall hold moisture permanently.
- Touch up bare spots promptly. A chip that exposes bare wood is a moisture entry point for the whole wall.
- Do trim at the midpoint. Trim's shorter life is a feature you can plan around rather than a problem.
